Given the structure’s complexity—with 18 different roof facets and steep slopes ranging from 7/12 to 12/12—our team had to account for challenging angles and high-elevation safety protocols. We installed new laminated composition shingles across nearly 58 squares, factoring in a 15% waste margin for precision cuts. A universal asphalt starter course, over 400 linear feet of drip edge, and a complete ridge vent system were also included to ensure maximum ventilation and water management. Enhanced protection came from over 1,200 square feet of ice and water barrier, particularly valuable in Maryland’s freeze-thaw climate.
A wide range of flashing solutions—pipe jacks, apron flashing, valley metal, step flashing, and counterflashing—were expertly installed to meet code and prevent future water intrusion. We also removed and reset the homeowner’s satellite system and over 300 feet of aluminum gutters and downspouts, ensuring proper integration with the new drip edge system. To complete the upgrade, turtle-type roof vents and a new 15 lb. roofing felt layer were installed for added moisture defense.
Waste management and jobsite cleanliness were key priorities—a 20-yard dumpster was used to handle over 4 tons of roofing debris, ensuring the property remained safe and tidy throughout the duration of the project. All work was completed in alignment with industry standards and local building codes. With no depreciation applied, the full Actual Cash Value (ACV) was matched to the Replacement Cost Value (RCV), reflecting a complete restoration at no financial loss to the property owner.
